Mirrorton Apartments Breaks Ground in Downtown Lakeland

LAKELAND, FL (March 2, 2020) | With an official groundbreaking ceremony, The City of Lakeland, Framework Group, Barclay Group, and Flournoy Construction Group celebrated the start of construction for Mirrorton apartments, a $61 million urban apartment development north of Lake Mirror in downtown Lakeland, Florida.

City of Lakeland Mayor Bill Mutz stated, “The Commission is eager to see the Mirrorton community developed for a number of reasons. The well-designed, high-quality units will be aesthetically pleasing and bring over 400 additional residents into northeast downtown. Secondly, it is our hope that future Framework projects may be a possibility for downtown Lakeland as their construction in other outstanding Florida cities have made positive contributions.”

City Manager Tony Delgado said, “We are looking forward to having the Mirrorton development be part of our growing city hub. The project will bring 305 residential units and top of the line amenities to the area and that residential growth will be a boost to our downtown. The property was originally acquired over a decade ago as part of our downtown plan to bring additional residents to the area and it is great to see our hard work invested over many years come to fruition.”

Manager of the Community Redevelopment Agency Alis Drumgo added, “I’d be remiss not to point out that Mirrorton is the largest residential project the downtown has seen to date. When the first key is turned, it will conclude a lengthy chapter in the redevelopment of this area. Additionally, Framework’s patience and commitment to this project have provided affirmation to other developers that the City of Lakeland is a great partner in progress.”

“Starting Mirrorton’s construction is a significant milestone that’s certainly worth celebrating,” said Nick Herring, Vice President of Development for Framework Group, LLC, co-developers of Mirrorton. “Breaking ground represents the culmination of thoughtful urban planning, effective public-private partnership, and a whole lot of tenacity by all parties involved, especially the City of Lakeland. We pushed this development into reality together.”

For Flournoy Construction Group, the multimillion-dollar project reinforces a strategy of increased work for real estate investment and development partners. “We were founded to serve real estate entrepreneurs – so walking in our client’s shoes has trained us to lead the construction phase in a way that enhances the surrounding community,” says Tommy Harrell, Flournoy Construction Group Executive Vice President and COO. “This ceremony pays tribute to the vision and hard work that brought us all here today. Making that vision a reality – with the help of our trade partners – is our long-term commitment to this market,” says Richard Peebles, Flournoy Vice President and Group Manager.

With its 305 units delivered in a mixture of townhouses and 3- and 4-story flats, Mirrorton serves a demand for new, high-quality rental housing in Lakeland’s vibrant downtown. A freestanding amenity building houses a fitness center, coffee bar, spa, meeting and work areas, pet spa, and a host of social gathering spaces including an attached outdoor terrace and pool. The site design is focused on establishing connectivity and a new urban feel with orderly downtown blocks, on-street parking, minimal building setbacks, and pedestrian accommodations such as generous shade and sidewalks. Mirrorton’s site work and utility construction are underway with pre- leasing starting late 2020.
